The problem

Most property wealth in India is managed by memory

Ask any property owner where their sale deed is, who their lawyer was, or what their CAGR has been — you'll get a long pause. That's the problem Amaanat solves.

No single view of what you own

Properties spread across cities, some under construction, some rented out — with no one place to see the full picture, your net worth is a guess.

Documents in drawers, hard drives, WhatsApp

Sale deed here, loan papers there, NOC somewhere in email. When you actually need something — at the bank, with a lawyer — finding it takes days.

Your family has no idea what you own

If something happened to you tomorrow, would your family know which properties exist, where the papers are, or who to call? Usually the answer is no.

RESEARCHING A PURCHASE

Know before you buy

Every RERA-registered project in Delhi NCR with data brokers won't show you.

Launch price → today's price
See exactly how much a project has appreciated since RERA registration.
Developer track record
Complaints filed, projects delivered, delays — from RERA, not the builder's website.
Units sold & inventory left
How many units sold each quarter. Real demand, not marketing claims.
Construction progress
Quarterly expenditure reports. Know if your builder is actually building.

Some things only you should know — until you decide otherwise. The verbal agreement with the builder. Where the original papers are kept. Which lawyer handled the deal. Notes sit behind a PIN. No one reads them without it. Share the PIN with a family member if you choose to.

RERA Vault

For under-construction properties, Amaanat pulls live data directly from state RERA registries — so you always know the official picture, not just what the builder told you.

Official registration status — Active, Lapsed, or Revoked
Promoter name and contact details from the registry
Declared possession date vs actual status
Payment milestone tracker — know how much has been paid and what's left

More than you'd expect.

Every feature built for the way Indian property owners actually think — and the edge cases they actually hit.

Home Loan EMI Calculator

Enter loan amount, interest rate, and tenure — get your monthly EMI, total interest, and principal-to-interest ratio instantly. One tap copies the result directly into your loan details.

NRI Mode

Flag any property as NRI-owned and unlock a dedicated document checklist — OCI card, FEMA declaration, FIRC, TRC, NRE/NRO account details, RBI approval. Document expiry tracked separately on your dashboard.

Smart Alerts

Your dashboard surfaces what needs attention — EMIs due this week, rental agreements expiring in 60 days, payment milestones coming up, documents about to lapse. Nothing slips through.

Capital Gains Calculator

Before you sell, know exactly what you owe. LTCG at 12.5% flat (post July 2024 budget) or STCG at slab rate — computed instantly with a visual breakdown of cost basis, tax, and net profit.

PDF Portfolio Report

One click exports a print-ready portfolio summary — all properties, purchase prices, sizes, loans, EMIs, and co-owners in a clean table. Useful for your CA, banker, or family meeting.

Sold Properties Archive

Mark a property as sold and it moves to a permanent archive — all documents retained for tax and legal reference. Nothing is ever deleted. Your history stays yours.

Family sharing

You decide who sees what — and exactly how much.

You're in full control. Choose which family members can access which properties. Grant full access to some, limit others to only what you want them to see.

Property-level access control Share one property with your spouse, a different one with your parents. Each person only sees what you've allowed.
Full access or limited — your call Grant complete visibility to a trusted family member, or limit access to just documents and basic details.
Read-only for all family members Family can view, but never edit or delete. Your data stays exactly as you set it.

Security

Your data stays yours. Technically, not just by policy.

Property records, loan documents, private notes — this is your most sensitive information. Here's exactly how we protect it.

Row-level isolation — no user sees another's data Database rules enforce that your records are invisible to every other account. Not hidden by the app — blocked at the database level.
Private storage, encrypted at rest Documents are access-controlled and encrypted on disk. Hidden Notes are encrypted in your browser — we never see them. All traffic is TLS-secured. Same standards as banking apps.
Hidden notes: PIN-gated, your control Notes sit behind a PIN only you set. No one — not family members, not us — can read them without it. Share the PIN only when you want to.
Security headers block common attacks Clickjacking, content injection, cross-site scripting — standard web attacks are blocked at the infrastructure level via hardened HTTP headers.
No ads. No profiling. No selling your data. What you own is your business. We do not analyse, share, or monetise your property data. Ever.
Trusted by Indian families

The EMI calculator alone saved me hours of spreadsheet work. And the capital gains tool helped me understand exactly what tax I owe on my last sale.

Frequently asked questions

Everything you need to know about Amaanat

Is my data really encrypted? +

Documents are stored in private, access-controlled storage and encrypted at rest. Hidden Notes are encrypted in your browser with your passkey — we never see their contents. We use Supabase (SOC 2 certified) and all traffic is TLS-secured in transit.

Can I delete my account and all my data? +

Yes. You own your data. You can export everything as PDF or download raw files at any time. If you delete your account, all data is permanently removed within 30 days. No backdoors, no retained copies.

How do I access Amaanat on my phone? +

Amaanat works on any modern browser — Safari on iPhone, Chrome on Android. You can also add it to your home screen like an app (Install as PWA). We don't require a separate app download.

Can I revoke family member access anytime? +

Absolutely. You control access at the property level. Grant access, revoke it, or change permissions instantly. No delays, no approvals needed — you're always in charge.

Why not just use a document vault or cloud storage? +

Property is not just documents. A folder of scans tells you nothing about what the flat is worth today, whether the builder is on schedule, what your EMI balance is, who your co-owner is, or which family member has access to which property. Amaanat connects all of it — valuations, loans, tenants, co-owners, RERA status, construction milestones, family access, and market context — in one place built specifically for Indian real estate.

Is Amaanat a bank or financial advisor? +

No. Amaanat is a personal property management system. Tools like the EMI Calculator and Capital Gains Calculator are educational — they help you understand numbers, but are not financial or tax advice. Always consult a CA or advisor before major decisions.
